Willow Creek is a planned community of detached single-family homes in Fuquay-Varina, NC, governed by a homeowners association (HOA). This declaration sets out the rules and obligations for all lot owners, including assessments, use of common areas, leasing, and architectural review.
- What you own & maintain: You own your lot and home outright. The HOA maintains the common areas (open space, amenities, and shared infrastructure like water/sewer lines serving multiple lots). You must maintain your own property and any common-area easement on your lot.
- Assessments & fees: Annual HOA assessments fund common area maintenance, insurance, and other community needs. The maximum annual assessment was $420 per lot through 2014, and can increase up to 10% per year without a membership vote. Special assessments may be levied for capital improvements, and a one-time $70 working capital fee is due at initial sale.
