- What you own & maintain: You own your lot and detached single-family home. The association owns and maintains the common elements (e.g., private streets, walkways, open space) and carries master insurance on them.
- Assessments & fees: Annual assessments start at a maximum of $144 per lot, can rise up to 5% per year without a vote, and higher increases require a 2/3 vote. Special assessments for capital improvements also need 2/3 approval. Unpaid assessments accrue 8% interest and can become a lien on your property.
- Architectural review: Any building, fence, wall, or exterior change needs written approval from the Board or an architectural committee. If they don't respond within 60 days, approval is deemed given. Fences require prior consent, and hogwire is never approved.
- Use restrictions: Lots are for residential use only. No manufactured or mobile homes, no flat roofs (unless approved), no communication towers, and no inoperable vehicles parked on lots. Dwellings must be at least 850 heated square feet, and only one detached single-family home plus a garage (max 3 cars) and an approved accessory building (max 250 sq ft) are allowed.
- Parking & vehicles: Each lot must have off-street parking for at least two cars. No parking on streets. Boats, trailers, campers, and trucks (except one half-ton pickup) must be stored inside an enclosed building or behind approved screening.
- Leasing & rentals: You may rent your entire dwelling, but you cannot lease any portion separately from the rest of the unit.
- Pets: Dogs, cats, and other household pets are allowed, but not for commercial purposes. No livestock or poultry.
