Hunter Glade is a planned community of detached single-family homes in Holly Springs, NC, governed by a homeowners association (HOA). This declaration is the rulebook for the community, binding all lot owners and their tenants. It covers assessments, common area maintenance, architectural control, and leasing rules.
- What you own & maintain: You own your lot and home outright; the HOA maintains the common areas (including storm water facilities and shared utilities) and carries liability and hazard insurance on common property.

- Common area use & restrictions: Owners have rights to use common areas, but the HOA can suspend use for unpaid assessments (after 30 days) or rule violations (up to 60 days). No one may remove trees, erect structures, or place garbage on common areas without HOA consent.
- Enforcement & liens: Unpaid assessments become a lien on your property and can be foreclosed. Late fees and interest (up to 18% per year) apply. The HOA can also suspend voting rights for unpaid assessments.
