Hollypointe is a planned community of detached single-family homes and townhomes in Holly Springs, NC, governed by a homeowners association (HOA). This declaration establishes the HOA, common areas, assessments, and rules that apply to all lot owners. It is the full rulebook for the community.
- What you own & maintain: You own your lot and home; the association maintains common areas, including open space, stormwater measures, and any recreation facilities. Owners with common area or greenway easements on their lots must maintain those areas, and the association can enter to maintain them if needed.
- Leasing & rentals: You may lease your home, but leases must be in writing, for at least six months, and include a clause binding tenants to the declaration and rules. Owners must provide the association a copy of any lease.
- Assessments & fees: Annual assessments are levied on each lot, with a maximum of $800 per year until 2006, after which the board can increase up to 10% annually without member approval. Special assessments require member approval. Unpaid assessments become a lien on the property and accrue interest up to 18% per year.
