- What you own & maintain: You own your lot and the house on it. The association maintains the common areas, including private roads, open space, and landscape islands in public rights-of-way. You must maintain your own yard and building, and you can't let grass exceed 8 inches.
- Assessments & fees: Annual assessments are set by the board, with a maximum that can increase up to 10% per year without a vote. Special assessments for capital improvements require a 2/3 vote of each class of members. Unpaid assessments accrue 10% annual interest and a $25 late charge, and become a lien on your property.
