- What you own & maintain: You own your detached single-family lot and home. The HOA owns and maintains common areas (open space, water/sewer lines, storm drainage) and can assess owners for their upkeep. Owners must maintain their own property, including mowing grass weekly and keeping flowerbeds weed-free.
- Assessments & fees: Annual assessments start at $120 per lot, can increase up to 10% per year without a vote, and higher increases require a two-thirds vote. Special assessments for capital improvements also require a two-thirds vote. Assessments are due monthly, and unpaid amounts accrue interest and can become a lien on the property. - Pets & animals: No livestock or poultry. Household pets limited to one cat and one dog, and pit bulls and Rottweilers are not permitted. Pets must be leashed or fenced and cannot run freely. Owners must clean up after their dogs in common areas.
- Use restrictions & business activity: Properties are for residential use only. No businesses, including doctor's offices, fraternity houses, rooming/boarding houses, or shops. No noxious or offensive activities, no billboards (except one 'for sale' or 'for rent' sign up to 5 sq ft), and no storage of trade materials or trucks/tractors. No yard art visible from the street without approval, no interior furniture on porches, and garbage must be kept in rear yards.
- Leasing & rentals: The declaration does not restrict leasing, but owners may delegate their common area use rights to tenants. Tenants must follow the same rules. There is no minimum lease term stated in this document.
