Sea Oats at Kure Beach is a condominium community in Wilmington, NC — you own your individual unit and share ownership of the building's common elements. The association maintains the common areas and carries master insurance, funded by assessments based on each unit's percentage interest. This document is the original 1988 Declaration of Condominium, which sets the basic framework for ownership, maintenance, and governance.
- What you own & maintain: You own the interior surfaces of your unit (walls, floors, ceilings) and everything attached to them (carpet, paint, fixtures). The association maintains all common elements — foundations, exterior walls, roof, stairways, yard areas, parking, and utility infrastructure. You must keep your unit in good repair and comply with insurance requirements.
- Leasing & rentals: Units may be rented for residential and lodging accommodations, subject to rules and regulations set by the association. No minimum lease term is stated in this document, but the association may adopt rules.
- Assessments & fees: Each unit owner pays a share of common expenses based on their percentage interest (set in Exhibit B).
