What Alexandercrossing's governing documents say
This is a set of restrictive covenants for Alexander Crossing, a single-family home subdivision in Durham, NC. It applies to homeowners in Phase 1 and covers what you can build, park, and keep on your lot. It is not the full HOA rulebook; the separate Declaration of Covenants, Conditions, Restrictions, Easements, Charges and Liens for the Alexander Crossing Homeowners Association adds more rules.
- What you own & maintain: You own a single-family lot and must keep it and your home in good repair. If your home is destroyed, you must rebuild within 12 months. You must maintain your landscaping and keep the property neat.
- Building & exterior changes: Only one detached single-family home (max 2.5 stories) plus a garage for up to 3 cars is allowed. Minimum heated size is 1,000 sq ft for one-story, 800 sq ft on the first floor for two-story. Setbacks and house location must follow the recorded plat and Durham zoning. Fences must be stockade-type wood or wood-look, no chain link, and need approval. No above-ground pools (except small inflatable wading pools); in-ground pools need approval and fencing. Mailboxes need approval. No clotheslines. No living tree larger than 6" in diameter (measured 3' up) may be removed without approval.
- Parking & vehicles: Park only on paved driveway or attached parking pad (max 2 vehicles on pad). No RVs, campers, commercial vehicles, boats, or boat trailers on streets; boats/trailers on your lot must be screened from the street. No abandoned or inoperative vehicles visible from other lots, streets, or common areas.
- Pets & animals: No livestock or poultry. Dogs, cats, and other household pets are allowed as long as they're not kept for commercial purposes.
- Business & nuisance: No noxious or offensive activity. No business or trade on the lot unless permitted by the Durham Board of Adjustments.
- Signs & antennas: Only one 'for sale/rent' sign (max 10 sq ft) and political signs (max 10 sq ft, only 60 days before election, removed 2 days after). No radio/TV towers except a customary antenna extending no more than 10 feet above the roof ridge. Satellite dishes allowed only if ≤2 feet in diameter, placed on the side away from the street, within setbacks, and screened from view.
- Utilities & easements: No septic tanks or wells for domestic water. Easements for drainage and utilities exist on lots; you must keep them clear. The Declarant reserves rights to grant utility easements along rear and side lot lines.
- What this document doesn't cover: This is only the restrictive covenants for Phase 1. It does not include the full HOA rules (like assessments, architectural review procedures, or common area rules) which are in the separate Declaration and Bylaws of the Alexander Crossing Homeowners Association.

- All Lots shall be used for residential purposes. No structure shall be erected, altered, placed or permitted to remain on any Lot other than one detached, single-family dwelling, not to exceed two and one-half (2.5) stories in height, a pri (Section 1)
- Amendments
- These covenants may be amended during the first five year period by the Declarant, without the approval or joinder of any other person. These covenants may also be amended during the first twenty-five year period by an instrument signed by (Section 25)
