What Whiteoaks's governing documents say
Whiteoaks is a condominium community in Carrboro, NC, governed by a Declaration of Unit Ownership under the North Carolina Condominium Act. - What you own & maintain: You own the interior of your unit (walls inward, flooring, windows, doors, and interior fixtures) and a 1.0416% undivided interest in the common areas. You are responsible for maintaining your unit's interior, including plumbing, water heater, HVAC, and any alterations, subject to Board approval. The association maintains the building structure, roofs, exterior walls, common grounds, pool, and utility rooms.
- Leasing & rentals: Leases must be for at least six months. All tenants must comply with the Declaration, By-Laws, and Rules. Owners who lease out their unit lose their own use and enjoyment of the unit and common areas if dues are not current.
- Pets: Household pets are allowed, but must be kept under control when outside. No animal is allowed that causes a nuisance due to odor, excessive noise, or that has inflicted a serious injury (e.g., a bite or scratch breaking the skin).
- Parking & vehicles: Each unit has one designated parking space. Conventional passenger cars, motorcycles, and motor scooters may park in unscreened areas. Trailers, campers, boats, mobile homes, and vans are prohibited unless permitted by the association.
- Occupancy limits: No more than four unrelated people may reside in a unit, and maximum occupancy must comply with Carrboro City Ordinance.
- Use restrictions: Units are for residential purposes only. No commercial or professional use is allowed, except a private office not involving client visits. No temporary structures, tents, barns, sheds, or tree houses are permitted. Mobile storage units are allowed for one week with prior approval and conditions.
- Signs & appearance: No commercial signs (including 'for rent' or 'for sale') or property identification signs may be erected without written Board permission, unless required by legal proceedings. Garbage must be disposed of only in designated areas.
