Autumn Woods is a single-family home subdivision in Nash County, NC, governed by a homeowners association (HOA). These protective covenants apply to all lot owners and set rules for construction, property use, and maintenance to preserve the neighborhood's character.
- Architectural review: All buildings, fences, mailboxes, and other improvements must be approved in writing by the Architectural Committee before construction. Plans are deemed approved if no decision is made within 30 days of submission.
- Construction standards: Homes must have at least 1,200 sq ft of heated floor space (can be reduced to 1,000 sq ft by amendment), be built on a brick or stone foundation at least 18 inches off the ground, and have architectural shingle roofs. No mobile or modular homes are allowed.
- Setbacks & lot use: Buildings must comply with 75-foot front, 20-foot side, and 30-foot rear setbacks. Eaves, steps, and open porches are excluded from setback calculations, but no part of a building may encroach on another lot.
- Parking & vehicles: No trucks larger than 1 ton may park overnight on driveways or streets, and no campers or recreational vehicles may remain on lots. All cars must park on pavement, and no cars may park on subdivision streets overnight.
- Pets: Only non-vicious, non-dangerous household pets are allowed, with a maximum of two per lot. Pit Bulls and Rottweilers are specifically banned.
- Property maintenance: Lots must be kept well-maintained, free of debris, and landscaped within 30 days of receiving a certificate of occupancy. Trash must be removed weekly, and debris from fire or casualty must be cleared within 60 days.
- Home-based businesses: No business, profession, trade, or money-making activity may be conducted on any lot, including barber or beauty shops.
