Crescent Ridge is a planned residential townhome community in Raleigh, NC, governed by a homeowners association (HOA). This declaration applies to all lot owners, residents, tenants, and guests, and it establishes the rules for property use, maintenance, and community living.
- What you own & maintain: You own your townhome lot and are responsible for its interior, including plumbing, electrical, HVAC, and interior pest control. The association maintains the exterior of your home (roof, siding, gutters, landscaping) and all common areas, including private streets and recreational facilities.
- Leasing & rentals: You may rent your entire townhome, but leases must be for at least six months (except for temporary occupancy during a sale). You must provide the association with the tenant's name, a copy of the lease, and certify the tenant has received the governing documents. You remain responsible for all assessments even if the tenant pays them.

- Common area use: All owners have a non-exclusive right to use the common areas, subject to association rules. The association can limit guests, charge fees for facility use, and suspend usage rights for unpaid fines or rule infractions.
- Party walls: Walls shared between townhomes are party walls. Repair and maintenance costs are shared equally between the adjoining owners, and disputes are resolved through arbitration.
