University Commons is a condominium community in Raleigh, NC, where you own your unit and share ownership of common areas. This declaration is the rulebook for unit owners, covering use restrictions, leasing, pets, parking, and assessments.
- What you own & maintain: You own the interior of your unit, including finishes and interior partitions, plus portions of the HVAC system. The association maintains common elements and provides water and sewer for all units.
- Leasing & rentals: Leases must be in writing, for at least 30 days, and cannot be for transient or hotel purposes. There is no right of first refusal on sales.
- Pets: No pets, animals, livestock, or poultry of any kind may be raised, bred, or kept on the property.
- Occupancy & use: Units are for residential use only, with a maximum of four unrelated or six related persons. No trade or business is allowed.
- Parking & vehicles: Only licensed private passenger vehicles, motorcycles, pick-ups, and small trucks may be parked on common elements. Each unit gets four parking spaces. No vehicle repairs except emergencies.
- Assessments & fees: The board can levy assessments for common expenses. Initial monthly assessment for the first year is capped at $85. Buyers pay a capital contribution equal to one-sixth of the annual assessment at closing.
- Exterior appearance: No awnings, shades, or screens on exteriors without board consent. Window treatments visible from outside must be white or off-white. No outside clotheslines or visible antennas or AC units.
