Chalkslanding is a single-family home community in Wake Forest, NC, governed by a homeowners association (HOA). This document is the full declaration of covenants, conditions, and restrictions (CC&Rs) that applies to all lots in the development, including future phases. It outlines what owners can and cannot do with their property, the HOA's powers, and the architectural review process.
- What you own & maintain: You own your lot and the house on it. You must maintain your property's exterior and keep it neat. The association maintains the common lands (e.g., roads, entryway, trails, clubhouse, pool).
- Architectural review: Before building, altering, or adding any structure, you must get written approval from the Architectural Review Committee (ARC). The ARC reviews plans for design, materials, colors, and location. Approval is not unreasonably withheld, but they can reject plans that don't fit the community's natural aesthetic.
- Building & design standards: Homes must be at least 1,400 square feet of finished living area (excluding garage, basement, porch) and have an attached 2-stall garage. Exteriors must use natural materials like wood, brick, or stone; vinyl and aluminum siding are banned. Roofs must have a pitch of at least 7:12 and use dark, natural colors. Modular and mobile homes are not allowed.
- Landscaping & trees: You can't remove more than 50% of existing trees that are 12 inches or more in diameter (measured at 4 feet height), except dead or hazardous ones. The goal is to keep a wooded feel. Landscaping must be completed within 6 months of finishing your home, and disturbed areas must be stabilized within 3 months.
- Vehicles & parking: You can park one registered recreational vehicle (boat, trailer, camper, ATV, etc.) on your lot outside, but not on common lands. Unregistered or non-operational vehicles must be garaged. Golf carts are allowed on roadways and parking areas. No motorized vehicles on trails.
- Pets & animals: Only common indoor household pets are allowed; no commercial breeding, no dangerous animals, and pets must not run unsupervised off your lot. In Phase 2, horses are allowed on specific lots (102-105, 112-116) with limits: max 2 horses per lot, horse structures must be at least 200 feet from roads and 30 feet from side lot lines, and fencing must be wood.
- Leasing & rentals: In Phase 2, you may rent your home, but each lease must be at least 3 months long. (The original declaration didn't mention rentals, so this applies only to Phase 2 lots.)
