Southeast Harbor is a single-family home subdivision in Wilmington, NC, governed by a Declaration of Restrictions recorded in 1988. These covenants run with the land and bind all current and future lot owners. The community is designed for attractive residential use, with an active homeowners association that maintains common areas, private streets, and drainage facilities.
- Residential use only: All lots must be used for residential purposes only. No house trailers, mobile homes, tents, shacks, or temporary structures are allowed as residences.
- Minimum home size: Homes on Lots 24–37 must have at least 2,000 square feet of enclosed heated area; all other lots require at least 1,600 square feet. Measurements are by exterior finish, excluding porches, steps, garages, carports, and storage areas.
