Georgetown Woods is a single-family home subdivision in Youngsville, NC, governed by a homeowners association (HOA). These covenants apply to all lot owners and set rules for building, appearance, and assessments.
- Land use & building type: Lots are for residential use only. Each lot may have one detached single-family dwelling (max 2.5 stories), a private garage for up to 3 cars, and an approved accessory building up to 250 sq ft.
- Architectural review: All buildings, fences, pools, and other structures need written approval from an Architectural Control Committee before construction. If the committee doesn't act within 30 days, approval is deemed given.

- Temporary structures & accessory buildings: No trailers, tents, shacks, or barns except approved accessory buildings. Detached garages cannot be used for habitation. Metal storage buildings are prohibited; accessory buildings must match the home's architectural style.
- Fences & appearance: Fences need prior written approval; hogwire is never approved. Owners must keep lots free of tall grass, trash, etc. Fireplace chimneys must be masonry; satellite receivers, clotheslines, and trash cans must not be visible from roads; communication towers and brick mailboxes are prohibited.
- Animals & parking: Only ordinary household pets are allowed. Off-street parking is required; street parking is prohibited. Boats, trailers, campers, and commercial vehicles cannot be parked on streets or visible from them.
