Allen Woodland Park is a standard single-family HOA in Allen, TX. These pages collect several board-adopted policies and guidelines that supplement the main Declaration of Covenants, Conditions & Restrictions. They apply to all homeowners in the subdivision.
- Flag display: You may display the U.S. flag, Texas flag, or a military branch flag. Flagpoles can't exceed 20 feet in height, and flags can't be larger than 3 ft by 5 ft. Illumination fixtures must be ground-mounted and shielded. Only one flagpole per lot is allowed.
- Rainwater recovery systems: Rain barrels or rainwater harvesting systems require prior written approval from the Board or architectural committee. They can't be installed in front yards, on common property, or between the front of the home and the street. Barrels must match the color scheme of your home.
- Religious items: Residents may display religious items (e.g., symbols from any faith) on the entry door or frame, provided the total area does not exceed 25 square inches. No prior approval is needed, but items can't threaten safety or be patently offensive.
- Solar energy devices: Solar panels or devices require advance approval. They must be installed on the roof (within the roof boundaries and parallel to the ridge) or in a fenced yard/patio. Placement must minimize visibility from streets or common areas without reducing estimated annual energy production by more than 10%.
- Roofing materials: The Association can't prohibit wind- and hail-resistant shingles that are more durable, energy-efficient, or provide solar generation, as long as they match the aesthetics of the subdivision. This policy overrides conflicting roofing restrictions in other governing documents.
- Assessments & fees: Annual assessments are due January 1 and become delinquent after 30 days. A $25 late fee is charged 45 days past due and repeats every 30 days. Additional handling fees ($25 for notice of default), attorney fees, and interest apply. Delinquent accounts can lead to lien and foreclosure.
- Payment plans: If you're delinquent, you may request a 6-month payment plan by submitting a signed agreement and an initial payment of 25% of the delinquent amount. While on the plan, you must also pay all new assessments on time. The Association may offer alternative plans (3–18 months) at its discretion.
- Document access: Owners can inspect and copy Association books and records (e.g., financial statements, minutes) by written request. The Association must respond within 10 business days. Copying costs $0.10 per page for standard paper, plus possible labor ($15/hr) and overhead fees. Requests under 50 pages have no overhead charge.
