What Magnolia Hills Homeowners Association, Inc.'s governing documents say
This is a collection of policies and guidelines for the Inwood Hills Homeowners Association, a standard single-family HOA in Allen, TX. The document is not a full set of CC&Rs; it supplements the recorded Declaration with rules on flags, rainwater recovery, religious items, roofing, solar panels, payment plans, document access, and assessment collection.
- Flag display: One flagpole allowed per lot, max 20 feet tall. Flags must be no larger than 3' x 5'. Pole must be constructed of durable, long-lasting materials. Flag and pole must be maintained in good condition.
- Rainwater recovery devices: Rain barrels and harvesting systems require written approval before installation. They must be a color consistent with the home's color scheme and cannot display inappropriate language. The HOA may regulate size, type, and shielding if visible from a street or common area.
- Religious item display: No prior approval needed for religious items, as long as they do not threaten public health or safety, violate law, or contain patently offensive content. Seasonal religious displays in the yard or on the home are not covered by this policy.
- Roofing materials: Roofing materials must resemble the shingles used in the subdivision, be of equal or superior durability, and match the aesthetics of surrounding properties. This policy controls over conflicting prior restrictions.
- Solar energy devices: Solar devices must be installed on the roof of the main dwelling or an approved structure, or within a fenced yard/patio. They must not extend beyond the roof perimeter, must conform to the roof slope, and have framing that matches roof shingles or is silver/bronze/black.
- Payment plan for delinquent assessments: Owners may enter a 6-month payment plan for delinquent assessments after submitting a signed agreement and an initial 25% payment. A monthly monitoring fee of at least $5 applies. Default allows the HOA to proceed with collection.
- Document inspection and copying: Owners may request to inspect or copy HOA books and records by written certified mail. Copy charges: $0.10 per standard page; nonstandard media fees up to $4.00. Labor charges of $15/hour apply for requests over 50 pages; overhead may be added for larger requests.
- Assessment collection summary: Annual assessments due January 1, delinquent after 30 days. Late fees apply. A $25 non-refundable service charge for Notice of Default. After 90 days, account turned over to attorney. Continued delinquency may lead to foreclosure.
