This is a set of building and use restrictions (a declaration of covenants) for Cottonwood Creek Estates No. 5, a single-family residential subdivision in Richardson, Texas. It binds all lot owners and is meant for homeowners and prospective buyers to understand the community's rules and standards.
- Residential use only: The entire subdivision is strictly residential; only single-family dwellings and necessary outbuildings are allowed. Apartments, duplexes, hotels, and any business, professional, commercial, or manufacturing activity are expressly prohibited.

- Setbacks & building placement: Main buildings must be set back from property lines according to the recorded plat and City of Richardson code, with at least 5 feet from side property lines. Corner lots have specific rules, and eaves and steps are considered part of the building for setback purposes.

- Pets & animals: No animals, livestock, or poultry may be raised or kept, except dogs, cats, or other household pets, provided they are not kept for commercial purposes.
- Property maintenance: Grass, weeds, and vegetation must be kept mowed regularly and maintained in an attractive manner. If not, the developer or association may mow and bill the owner.
