Durango Ridge is a single-family home HOA in Bedford, Texas. This document is a partial record: it contains the architectural guidelines for satellite dishes, storm doors, flags, and motion detectors, plus a 2018 amendment to the HOA's rules on leasing and occupancy. It is not the full set of HOA rules.
- Architectural review: Exterior changes like satellite dishes, storm doors, flags, and motion detectors require prior approval from the Architectural Control Committee. Specific specs apply: satellite dishes no larger than 18" x 24", full-glass storm doors with white frames and brushed nickel hardware, flags no larger than 5'6" x 3" with brushed nickel hardware, and motion detectors must replace existing fixtures in a matching style.
- Leasing & rentals: Leases must have an initial term of at least 12 months, and owners must provide a copy of the executed lease to the association. New owners cannot lease their home until 12 months after closing. No more than 25% of dwellings may be leased at one time, unless the board grants a hardship exception.
- Occupancy limits: The number of occupants in a home cannot exceed the maximum allowed by City of Bedford ordinances or codes.
- Parking & vehicles: A temporary parking variance form exists for requesting permission to park a third vehicle or oversized vehicle in off-street parking spaces. The privilege is revocable and may later require a fee.
