This document is a set of policies for using the community's amenities (pickleball court, pool, fitness center, amenity center, fire pit) and for security cameras, parking/towing. - Age restriction (55+): The community is designated 55+ and the pickleball policy references compliance with that designation. At least one adult resident must be present when guests use the pickleball court.
- Pickleball court use: Open to residents and their accompanied guests; no commercial use or paid instruction; only pickleball allowed; hours set by the Board; noise must be kept low; use at your own risk; proper athletic footwear required; no play during wet or hazardous conditions.
- Security cameras & surveillance: Association may install cameras in common areas (entrances, pool, pickleball, parking) but not where privacy is expected (restrooms, changing areas). Cameras are not guaranteed to be active or monitored; no duty to protect persons/property; footage may be used for investigating violations or law enforcement requests, but Association has no obligation to provide footage to owners.
- Community pool rules: No lifeguard on duty; pool hours: 7am-12pm Adults Only (no one under 16), 12pm-5pm Open Swim (children under 16 must be supervised by adult 18+), 5pm-10pm Adults Only; max 4 guests per household; no glass, smoking, pets (except service animals); no diving or rough play; use at own risk.
- Fitness center & common area guidelines: Open 5am-11pm; owners with FOB access only (do not share); no pets; appropriate athletic attire and closed-toe shoes required; no dropping weights; use at own risk; guests must be accompanied by resident.
- Amenity area towing & parking enforcement: Applies to parking serving the amenity center, pool, and pickleball courts. Prohibited parking: unauthorized vehicles, improper parking (fire lanes, ADA spots), commercial/oversized vehicles, RVs, trailers, inoperable vehicles, overnight parking. Violators may be towed at owner's expense without notice in some cases. Association not liable for damages.
- Amenity center reservations: Available to members in good standing; deposit required; owner must be present and responsible for guests; max capacity 50 people; no third-party vendors without approval; key fob not to be shared; no pets; children 15 and under must be supervised; cleaning required after event; failure may result in loss of deposit or future privileges.
- Fire pit use & access: Fire pit (if available) is first-come, first-served; resident must be present when guests use it; only Association-installed fire pit; no personal fire pits; only installed fuel source (no wood/charcoal); fires must not be left unattended and must be fully extinguished after use; use only during posted hours; no cooking, no smoking/vaping, no alcohol; noise must be minimal. Violations may result in suspension or loss of privileges.
