- Flag display: You may display up to two flags: one official U.S. flag and one other (e.g., Texas state flag). Flagpoles cannot exceed 20 feet, and flags must not be larger than 3' x 5'. Lighting must be ground-mounted and shielded to minimize spillover.
- Religious items: You may display religious items on your property without prior approval, as long as they do not threaten public health or safety, violate any law, or contain patently offensive content. Items that violate these guidelines may be removed by the Association.
- Solar energy devices: Solar devices may be installed on the roof of the main dwelling or other approved structures, or within a fenced yard/patio. Roof-mounted devices must not extend above the roof line, must conform to the roof slope, and have frames/piping colored to match the roof or in silver, bronze, or black.
- Roofing materials: The Association allows shingles that provide equal or greater energy efficiency, solar generation capability, and durability compared to customary composite shingles, and that match the aesthetics of surrounding properties. This policy overrides conflicting roofing restrictions in other governing documents.
- Rainwater recovery devices: Rain barrels or rainwater harvesting systems are allowed but cannot be placed between the front of the home and an adjoining street, and must be of a color consistent with the home's color scheme. The Association may regulate size, type, and shielding if the device is visible from a street or common area, provided it does not prohibit economic installation.
- Payment plans for delinquent assessments: If you fall behind on assessments, you may request a 6-month payment plan. The initial payment is due within 30 days of the plan's approval, and you remain responsible for current charges and interest. A monthly monitoring fee of at least $5 applies. The Board may approve alternative plans of 3 to 18 months for good cause.
- Document inspections & copies: Owners may request to inspect or copy Association records by submitting a written request via certified mail. The Association must respond within 10 business days. Copy fees are $0.10 per standard page, with additional charges for nonstandard media and $15 per hour labor for retrieval and redaction.
