Parkvue is a single-family residential community in Denton County, Texas, governed by a homeowners association (HOA). This document is a supplement to the community's rules, adopted to comply with 2021 Texas legislative changes, and it covers specific procedural policies—not the full set of community rules.
- Covenant violation hearings: If you receive a violation notice and are entitled to cure, you may request a hearing within 30 days of the notice. The board must hold the hearing within 30 days of your request, and you get at least 10 days' notice with the documents they'll use. You may audio-record the hearing.
- Board meeting notices: For regular board meetings, notice must be mailed 10–60 days ahead or posted/emailed at least 144 hours before. For special meetings, the posted/emailed notice must be at least 72 hours ahead. Certain major actions (like fines, budget approval, or assessment increases) must be decided in open, noticed meetings.
- Pool enclosures & security fencing: Any pool enclosure or security measure needs architectural approval. Pool enclosures must be black, transparent mesh in metal frames, no more than 6 feet high, and non-climbable—the ACC cannot deny them if they meet these and legal requirements. Front-yard security fencing must be ornamental wrought iron or metal, painted black, with specific dimensions (pickets 3/4" square, height 48–60").
- Delinquent assessments & credit reporting: Before collection fees or credit reporting, the association must send a certified letter giving you at least 45 days to cure the delinquency. They must also send a separate notice at least 30 business days before reporting to a credit bureau, and they can't report while a dispute is pending. Payments are applied in a set order (delinquent assessments first, then current assessments, fees, fines, etc.).
- Religious displays: You may display religious items on your property if motivated by sincere religious belief, as long as they don't threaten public safety, violate other laws, or contain patently offensive content. They can't be on common areas or attached to traffic devices, and the association can't enforce rules that conflict with Texas law.
