What Pioneer Estates Community Association, Inc.'s governing documents say
Pioneer Estates is a single-family residential subdivision in Pantego, Texas, governed by restrictive covenants recorded in 1966. These covenants bind all current and future lot owners and are enforced by any property owner in the subdivision. The rules focus on building standards, land use, and property maintenance.
- Building & design review: No building can be erected until plans, specifications, and a plot plan are approved in writing for conformity of external design with existing structures. Approval is by the original grantor (Anna L. Rogers) or her successors.
- Setbacks & lot use: Buildings must conform to the recorded plat and be set back at least 10 feet from any side lot line. No building may be closer to the front property line than the setback lines shown on the plat.
- Minimum home size: The main structure (excluding porches and garages) must have at least 1,600 square feet of floor area.
- Fences: Fences cannot be placed closer than a certain distance (the text is garbled, but likely 10 feet) to the front property line.
- Prohibited structures: No trailers, tents, shacks, detached garages, garage apartments, stables, or barns are allowed on any lot. No temporary structure may be used as a residence.
- Signs: Only one professional sign (max 1 sq ft), one 'for sale or rent' sign (max 5 sq ft), and builder signs during construction/sales are allowed.
- Animals & pets: No livestock, animals, or poultry may be raised, bred, or kept on any lot, except dogs, cats, or other household pets, provided they are not kept for commercial purposes.
- Amendments & enforcement: Covenants run with the land until November 1990, then auto-renew every 10 years. They can be amended by a three-fourths majority of current lot owners. Violations can be enforced by any property owner through legal action.
