Ranger Crossing is a single-family residential subdivision in Allen, TX, governed by a homeowners association (Ranger Crossing Residential Community, Inc.). - Architectural review: All exterior changes (construction, fences, roofs, swimming pools, solar devices, rainwater harvesting, xeriscaping, storage buildings, basketball goals, antennas over 1 meter) require prior written approval from the Architectural Control Committee (ACC). The ACC can impose conditions to ensure compatibility.
- Maintenance obligations: Owners must maintain their lots, including lawns, trees, fences, sidewalks, and exterior of structures, free of debris. The association may step in to perform maintenance at the owner's expense if needed, and can impose a lien for unpaid costs.
- Vehicles & parking: Inoperable or unregistered vehicles are prohibited. Basketball goals are allowed in front yards only if placed at least 10 feet from the curb and with the backboard perpendicular to the street; portable goals must be stored when not in use.
- Party walls & fences: Adjacent lots sharing a party wall or fence are jointly responsible for maintenance and repair costs. No alterations to a party wall without neighbor and ACC approval. Fences must be 6-8 ft tall, no chain-link, and must be maintained with stain matching the original.
