What Southern Hills Craig Ranch's governing documents say
Southern Hills at Craig Ranch is a residential neighborhood within the larger Craig Ranch master-planned community in McKinney, Texas. This Supplemental Declaration sets rules for homeowners in this parcel, which does not have its own association — all owners are members of the master Craig Ranch Community Association. The neighborhood consists of single-family homes (referred to as townhomes in the text) and is subject to the master community's governing documents in addition to these parcel-specific rules.
- Pets: Up to 4 pets per lot, with no more than 2 cats or dogs. Pets must be kept inside (not on patios or yards) and leashed in common areas. Owners are liable for any damage or nuisance.
- Leasing & rentals: Leases are allowed but must comply with all governing documents. Owners must provide tenants with copies of rules and are responsible for tenant compliance. The association may enforce rules against tenants, including eviction, at the owner's expense.
- Architectural review: All exterior changes visible from a street, common area, or another lot require prior written approval from the Architectural Reviewer. No deemed approval if the reviewer fails to respond. Interior repainting or remodeling does not need approval.
- Vehicles & parking: Prohibited vehicles (if visible from street or other lots) include mobile homes, RVs, boats, trailers, inoperable vehicles, commercial truck cabs, trucks over 1 ton, and vehicles deemed a nuisance. Overnight parking on streets and visitor spaces is restricted. All vehicles must comply with city ordinances.
- Signs: Signs must comply with Craig Ranch exterior policies. Political signs are limited: may not be displayed more than 90 days before or 10 days after an election, ground-mounted only, max one per candidate/item. Other signs (e.g., yard art, decorations) require architectural approval.
- Maintenance responsibilities: Homeowners must maintain their lot, residence, fences, sidewalks, and improvements at a level consistent with the neighborhood. The association maintains Southern Hills Common Areas (landscaping, common areas on plat, etc.) funded by Southern Hills annual assessments.
- Assessments: Each lot owner pays an annual Southern Hills Assessment to fund maintenance of common areas, utilities, services, management, reserves, and enforcement. The board may also levy special assessments. Liens may be placed for nonpayment.
- Use restrictions & nuisance: Residential use only (limited home businesses allowed). No annoying noises, odors, or activities that interfere with neighbors. Structures must be used as dwellings; garages, sheds, and mobile homes cannot be occupied. Television/satellite antennas allowed only if hidden or rear-mounted.
