- What you own & maintain: You own your lot and dwelling; the association maintains common areas, including streets, screening walls, and entrances. Owners are responsible for maintaining their own property and may be charged if they fail to do so.
- Architectural review: Any exterior construction, alteration, or improvement visible from a street or another lot requires prior written approval from the Architectural Reviewer. Approval is deemed granted if no response within 60 days, but only for work that strictly conforms to guidelines. Exterior color changes also need approval.
- Use restrictions: Lots are for residential use only. No commercial activity, no occupancy of accessory structures, and no annoyance to neighbors. Driveways cannot be used for storage, and fences must have a 'finished side' appearance.
- Pets: Pets are allowed for personal companionship, but no more than 4 dogs and/or cats per lot unless rules say otherwise. Pets must be kept inside the dwelling and not disturb neighbors.
- Leasing & rentals: Leases are permitted but must comply with the documents. Owners must provide tenants with copies of the rules and are responsible for tenant compliance. The association can enforce rules against tenants and even evict them if the owner fails to act.
- Assessments & fees: All owners pay regular assessments based on the annual budget, with equal shares per lot. Special assessments may be levied. Increases require 30 days' notice and can be vetoed by a majority of owners. Transfer-related fees (e.g., resale certificates) may be charged.
- Vehicles & parking: Vehicles must be kept in garages or driveways if visible from streets or other lots. Commercial vehicles, boats, trailers, and inoperable vehicles are restricted. The board can regulate parking and remove violating vehicles.
- Signs & antennas: Only one professional 'For Sale' or 'For Rent' sign up to 5 square feet per lot is allowed without approval. Satellite dishes and antennas are permitted if they meet size and placement rules.
