This is a partial amendment (Second Amendment and Supplement) to the Declaration of Covenants, Conditions and Restrictions for Watters Crossing, a single-family residential subdivision in Allen, TX. It modifies property phases within the development (Phase III and Phase IV) and sets building size requirements and initial assessment amounts for certain lots. It does not contain the full set of community rules.
- Building size requirements: For lots in the Phase III Property, the main residential structure must have a total air-conditioned area (excluding open porches, accessory buildings, garages) of at least 2,000 sq ft and no more than 3,300 sq ft on certain lots (Product I Property), or at least 2,500 sq ft on other lots (Product II Property). The association may grant variances of up to 10% from the minimum square footage.
- Assessments: The initial Regular Assessment is $180 per lot per calendar year, payable in advance on February 1. If a lot is owned starting on a date other than February 1, the assessment is prorated. The board may adjust assessments as permitted by the Articles and Bylaws.
- What this document doesn't cover: This amendment does not address leasing restrictions, pet rules, age restrictions, parking, architectural review, or other typical HOA rules. It only modifies the property phases, building sizes, and assessments; the original Declaration remains in effect for all other provisions.
