Watters Crossing is a standard single-family homeowners association (HOA) in Allen, TX. This document is a partial record containing the HOA's collection policy and a set of architectural guidelines (ACC guidelines). - Assessment collection policy: Assessments are due annually on January 1. They become delinquent 30 days later. A $25 late fee accrues every 30 days after the 45th day past due. The HOA may suspend privileges, record a lien, and eventually foreclose.

- Roofing and solar panels: Roofs must be at least 20-year composition shingles, 240# per square, 3-tab. Solar panels are allowed but must be on rear slopes and not require clearing trees from common areas. Skylights must match roof color.
- Satellite dishes: Satellite dishes up to 1 meter (39.37 inches) in diameter are allowed without ACC approval if installed on rear roof/side and not visible from the street. Colors must blend. Larger dishes or front-facing installations require ACC approval.
- Playsets and sheds: Playsets must be in the backyard behind the fence, at least 3 feet from property lines and structures, and no more than 12 feet tall. Storage sheds must be fully concealed from streets and at least 3 feet from lot lines.
