Certain actions—like fining, foreclosing, increasing assessments, or adopting budgets—cannot be voted on outside an open meeting with proper notice. Executive sessions are allowed only for specific confidential matters.
- Assessments & liens: Each member must pay assessments as detailed in the Declaration. Assessments are secured by a continuing lien on the property, and the board can foreclose if assessments are unpaid for more than 30 days after the due date.
