Mohr Estates Subdivision is a single-family home subdivision in Johnson County, Texas, governed by deed restrictions that run with the land. These restrictions apply to all lot owners and set standards for construction, use, and maintenance. There is no homeowners association (HOA) or monthly assessment—compliance is enforced by owners or the Architectural Control Committee.
- Minimum house size & construction standards: Each dwelling must be at least 1,700 square feet of living area (excluding garage, porches, breezeways, and outbuildings). Roofing must be 240 lb laminated shingle or better (no white color), and minimum roof pitch is 6/12. Exterior walls must be at least 75% wood or R-panel (metal) siding, and all materials must be new (exception for used bricks common in new construction). Mailboxes must be bricked.
- Setbacks & lot placement: No structure may be built less than 50 feet from the front property line or less than 20 feet from the side property lines. Barns must be at least 50 feet from the nearest residence. Dwellings on lots lower than the road must have a finished floor elevation at least 18 inches above the uphill yard grade. No dwelling shall be in the 100-year floodplain unless the finished floor is at least 1 foot above the floodplain elevation; no building or fill is allowed in the floodway.
- Septic & drainage requirements: Each lot must obtain a private sewage facility permit from Johnson County Public Works. Septic systems must be designed by a registered professional engineer or sanitarian based on a percolation test. Only one residence per septic system. Driveway culverts must be at least 18 inches in diameter and installed per county policy; the driveway must be 5 inches below the outside edge of the road to allow overflow. Filling or obstructing the floodway is prohibited.
- Fencing & exterior materials: Perimeter fences must be metal or iron posts with smooth or barbed wire. Garages must have side or rear entry. No used buildings may be moved onto the property; all improvements must be of new material.
- Prohibited structures & uses: No mobile homes, trailers, campers, tents, shacks, or temporary structures may be used as residences. No junk yards, unlicensed vehicles (must be removed within 30 days), or chemical/chemical dump sites are allowed. No sale or storage of used cars.
- Livestock & animals: On a one-acre tract, you may keep either: two small animals (e.g., calf or emu) each not exceeding 400 pounds, OR one cow or horse. No hogs, sheep, or other livestock. No commercial dog breeding. Livestock may not be kept on an adjacent tract unless the owner maintains a permanent residence on the original tract. All stalls and pens must be kept sanitary and odor-free.
- Property maintenance: Each tract must be kept in a sanitary and attractive condition. Weeds and grass must be cut; no storage of hazardous or unsightly materials, or accumulation of trash, garbage, or rubbish. Barns, outbuildings, and corrals must be maintained free of insects. No noxious or offensive trades or activities are allowed.
