Shadowbend is a single-family home HOA in Anna, Texas. This declaration binds all lot owners and residents, setting rules for the subdivision’s residential use, appearance, and maintenance.
- Permitted use & buildings: All lots are for single-family residential use only. Dwellings must be for one family, no more than two stories, and cannot be trailers, mobile homes, or used/relocated houses. Home businesses that don't involve client visits or visible signs are allowed; day care, beauty shops, and similar commercial uses are banned.
- Architectural review: The ACC must approve all exterior changes—color, design, materials, location—before work begins. Plans are deemed disapproved if the ACC doesn't respond within 30 days. Variances are possible but don't set precedent.
- Pets & animals: No livestock or commercial animal breeding. Household pets are allowed but must be kept under control (including leash laws) and quiet.
- Parking & vehicles: Commercial vehicles, RVs, boats, trailers, and junked cars cannot be stored on any lot (except during construction). Passenger vehicles may park in driveways if operable and used daily; no more than 3 vehicles in a driveway at once, and street parking is prohibited.
- Landscaping & maintenance: Owners must keep their lot, dwelling, fences, driveway, and yard in good repair. Lawns must be mowed, watered, and free of dead vegetation. The Association can enter and fix violations after 10 days’ notice.
- Fences & walls: Fences must be masonry, brick, wood, or ACC-approved material, no taller than 8 feet, and not extend past the front building line. Owners maintain fences on their lot; shared fences are joint responsibility.
- Signs: No signs without ACC approval, except one real estate sign (3’ max, removed after sale), political signs (limited to 90 days before and 10 days after election), and small security signs/stickers. Declarant and builders may advertise during development.
- Assessments & fees: Annual assessments are set by the Board and can increase up to 10% per year without a vote. Special assessments require 51% approval of affected members. Delinquent assessments become a lien on the lot and may be foreclosed.
