- HOA maintenance responsibilities: The HOA must maintain all 'HOA Lots' (pedestrian access and drainage easements) as part of regular assessments, except for a specific area between Lot 40 and Lot 39, Block A, north of any fence, which the HOA will not maintain.
- Yard maintenance standards: The HOA board has sole discretion to decide if your yard is 'sanitary and attractive.' You must keep all shrubs, trees, grass, and plantings cultivated, pruned, and free of trash, and regularly remove weeds from your yard, including flower beds and planter areas.
- Retaining walls: The HOA will maintain all retaining walls that existed as of May 29, 2019, if they are adjacent to a public park or over four feet tall. Owners with such walls grant the HOA an access easement for maintenance.
- Tree buffer area: The HOA will also maintain the 'Tree Buffer Area' shown on Exhibit A, but only if it is accessible. If you fence off the portion on your lot, the HOA has no obligation to maintain it.
