This is the master declaration for Frenchtown Manor, a single-family home community in Argyle, TX (Denton County). The document creates a homeowners association (HOA) that will maintain common areas and enforce rules on all lots. If you buy a home here, you automatically become a member of the HOA and must follow these covenants.
- Residential use & minimum size: Each lot must be used for single-family residential purposes only. The main residence must have at least 4,000 square feet of living area.
- Construction & architectural approval: All new construction, exterior alterations, fences, landscaping, and other improvements require approval from the New Construction Committee or Modifications Committee. Detailed rules cover building location, height, garages, antennas, and more.
- Pets: You may keep up to four household pets (dogs, cats) per lot. Livestock, poultry, reptiles, and exotic animals are prohibited. Pets must not become a nuisance.
- Signs & displays: Signs are restricted. Allowed: one for-sale sign (max 2x3 ft), patriotic flags up to 4x6 ft on holidays, political signs 30 days before an election, and small security alarm signs.
- Parking & vehicles: On-street parking is limited to short-term guests. Parking of autos in driveways is permitted. Trucks, boats, trailers, and campers must be stored in the garage and concealed from view.
- Maintenance obligations: Owners must keep their lot and improvements well-maintained, including mowing, pruning, repairs, and litter removal. If the owner fails, the HOA can perform maintenance and charge the owner.
- Assessments: The HOA can levy annual maintenance assessments, capital assessments (up to $5,000 aggregate without member vote), and special assessments. The initial maximum assessment is $30/month per lot until July 2003 unless Class A members approve more.
