Matlock Estates is a single-family residential subdivision in Arlington, TX, governed by restrictive covenants (CC&Rs) that apply to homeowners in Phases One and Four. These rules control the size, materials, and design of homes, as well as how lots can be used.
- Allowed homes & minimum size: Only single-family detached dwellings, max two stories, with a garage of at least 300 sq ft and a 7-ft wide door. The main dwelling must have at least 1,000 sq ft of living area (700 sq ft on the first floor for two-story homes).
- Construction materials & design: At least 65% of the first-story exterior must be masonry (brick, stone, or stucco) up to the top plate line; the garage must match. Roof pitch must be at least 5/12, and driveways must be reinforced concrete.
- Setbacks, fences & outbuildings: Setbacks must comply with city code. Fences must be wooden stockade, masonry, hedge, or substantial wood, and cannot be built closer to the front lot line than the building line. No temporary structures, trailers, or old houses are allowed as residences.
- Pets & livestock: No livestock, poultry, or other animals may be raised or kept on any lot, except dogs, cats, or other household pets, provided they are not kept for commercial purposes.
- Property use & maintenance: No noxious or offensive activity, no dumping rubbish, and all waste must be in sanitary containers. No individual water supply systems are allowed, and homes must connect to the city sewer system.
- Construction timeline & compliance: Homes must be completed on the exterior within 8 months of starting construction, and no house may be occupied until it is finished per the covenants. All structures must meet Arlington's building code.
- Easements & amendments: Owners have easements to access and maintain shared walls and to accommodate minor encroachments after repair. The covenants run with the land for 25 years (Phase One) and auto-renew in 10-year periods unless amended by two-thirds of current owners.
- What this document doesn't cover: This is a set of protective covenants, not an HOA with dues or a formal architectural review committee. It does not address rental restrictions, fees, or age requirements.
