South Ridge Hills, Section 5 is a single-family residential subdivision in Arlington, Texas, governed by a set of restrictive covenants that run with the land. These covenants apply to all lot owners and residents, establishing rules for construction, use, and maintenance of properties. There is no homeowners association mentioned; enforcement is by lot owners or the developer.
- Building & lot use: Each lot is limited to one single-family dwelling plus garage and outbuildings, with a minimum masonry content and floor area set by City of Arlington standards. No commercial, industrial, oil/gas, or mining activities are allowed.
- Temporary structures & trailers: No trailer, tent, shack, barn, or garage may be used as a residence, even temporarily. Sales and construction trailers are allowed only during construction or marketing.
- Pets & animals: Domestic animals are limited to those for private family companionship; commercial keeping is prohibited. Horses, cows, hogs, sheep, goats, fowl, and other disruptive animals are expressly excluded.
- Fencing: Fences may not extend forward of the front line of the improvement and cannot exceed 8 feet in height (or city requirement, whichever is less), except at subdivision entryways.
- Architectural review: Until January 1, 2014, the developer (or authorized representatives) had to approve building plans for conformity and harmony. Thereafter, approval may be required if a majority of lot owners appoint a representative. No compensation is given for approval services.
- Military training site disclosure: The land was a former military training site until 1956, used for practice bomb drops (MK23 bombs). The Army Corps of Engineers has certified cleanup, but owners finding any suspicious device should call 911.
- Term & enforcement: These restrictions run for 30 years from the recording date (2004) and automatically renew unless owners vote to terminate. The developer can amend or abolish restrictions while still owning any lot. Violation does not affect existing mortgages.
