Shady Valley West is a standard single-family homeowners association (HOA) in Arlington, TX. This document is a 2005 amendment to the community's governing rules, adding specific access and safety requirements mandated by the city fire department. It does not replace or summarize the full set of HOA rules.
- Parking restrictions: No parking within 10 feet of a street corner or within 10 feet of a fire hydrant. Vehicles on private streets may be towed during emergency conditions at the owner's expense.
- Landscaping & structures near fire hydrants: No vegetation or structures within 3 feet of a fire hydrant.
- Signage & towing: The HOA must post signs at each entrance stating that vehicles on private streets may be towed during emergencies.
- Emergency access & gates: The HOA must maintain all private access easements and provide emergency access equipment (e.g., Knox box and Opticom receiver) approved by the Arlington Fire Department. If the HOA fails to comply, the fire department can require additional access improvements.
- What this document doesn't cover: This amendment adds only access and safety rules. It does not address typical HOA topics such as assessments, architectural review, pet restrictions, leasing, noise, or other common covenants.
