It establishes a mandatory homeowners association (HOA) and lays out the full set of rules for lot owners, including architectural review, use restrictions, and assessments.
- Architectural review: All construction, exterior changes, fences, landscaping, and grading on a lot require written approval from an Architectural Control Committee. If the committee does not approve or reject an application within 60 days, approval is automatically deemed granted.
- Exterior maintenance: Owners must keep their lots neat and orderly. If they fail to do so, the Developer or HOA may enter the lot, make repairs, and charge the owner for the cost.
- Residential use & buildings: Lots are for single-family residential use only. Only detached single-family dwellings (max two stories) with a private garage are allowed; no trailers, mobile homes, or other non-approved structures may be used as residences.

- Assessments & HOA powers: The HOA can levy annual and special assessments on all owners. Special assessments require written approval from owners holding two-thirds of the votes of each membership class. Unpaid assessments become a lien on the property and the personal obligation of the owner.
- HOA membership & voting: All lot owners are automatically members of the HOA. The developer holds a Class B membership with 12 votes per lot until it sells out or after 3 years, then converts to Class A (one vote per lot). There is at least one annual meeting to elect a three-member board.
