Silverwood Addition is a single-family home subdivision in Bedford, TX, governed by a homeowners association. All Lot owners automatically become members of the Silverwood Homeowners Association, which maintains common areas (landscaping, entrance gates, private streets) and enforces the rules. These covenants apply to every owner and occupant, and are designed to preserve the residential character and property values.
- What you own & maintain: You own your Lot and the home on it. The Association maintains the Common Properties (e.g., landscaping, screening walls, private streets). You are responsible for exterior maintenance of your Lot except for landscaping in front or side yards that the Board may choose to maintain. Rear yards enclosed by solid fence are your responsibility.
- Assessments & fees: The Association levies annual maintenance assessments and may levy special capital or special individual assessments. Annual assessments cannot exceed $350 per lot before January 1, 2002 (likely outdated). Assessments are a continuing lien on the Lot and a personal obligation of the owner. Non-payment accrues interest at 18% per annum and can lead to foreclosure.
- Land use & architecture: Lots are for single-family residential use only. Minimum conditioned floor area is 1,800 square feet. Until certain milestones (e.g., 10th anniversary of recording, or when Class A votes outnumber Class B 8:1), the developer holds 6 votes per Lot it owns and controls the Board. After that, homeowners control the Association.
