Canterbury Addn is a single-family home subdivision in Richland Hills, TX, governed by a Declaration of Restrictions recorded in 1975. These covenants run with the land and bind all owners, setting rules for residential use, building design, and property maintenance.
- Residential use only: All lots are restricted to private, detached single-family dwellings. No structure may be used as a residence other than the main dwelling; trailers, tents, garages, or outbuildings cannot be used as living quarters.
- Architectural review: An Architectural Control Committee (originally Frederick E. Roach, Steve Goodman, H.C. Sar) must approve building plans, specifications, and location before construction. Approval is required within 30 days of submission; if no suit is filed, the covenant is deemed waived. The committee's authority expires in 2005 unless majority of owners appoint successors.
- Setbacks & lot lines: Buildings must be at least 15 feet from the front lot line and 4 feet from interior side lines. On corner lots, garages and carports must be set back 10 feet from the side street if driveway entrances are from that street.
- Signs: Only one professional sign (max 1 sq ft), one sale/rent sign (max 5 sq ft), and builder signs during construction are allowed on a lot, visible from public view.
- Pets & animals: No livestock or poultry may be raised or kept. Dogs, cats, and household pets are permitted but not for commercial breeding or keeping.
- Minimum floor area: The main structure must have at least 1,200 square feet of ground floor area, excluding porches and garages.
- Exterior materials & fences: Exterior walls on ground floor must be at least 65% masonry, brick, or stone veneer (unless otherwise approved). Fences and screening walls are allowed up to 6 feet in height, subject to sight-line restrictions and approval.
- Sight lines & landscaping: No fence, planting, or shrubbery over 30 inches above roadway may obstruct sight lines at street intersections. A triangular area (20 feet along property lines from the intersection) must be kept clear of obstructions; trees must be trimmed to maintain visibility.
