What Windsor Court Homeowners's governing documents say
This is an amendment to the supplemental declaration for Windsor Court, a townhome/patio home community in Colleyville, TX. It establishes the Windsor Court Homeowners Association and sets out the assessment obligations for owners of Lots 34-44, Block 6. The full set of community rules are contained in previously recorded documents not included here.
- Association membership & assessments: All lot owners automatically become members of the Windsor Court Homeowners Association. The maximum annual assessment per lot as of 1988 is $250, which can be increased by up to 10% each year without member vote. Special assessments for capital improvements may also be levied.
- Late payments & liens: Unpaid assessments accrue interest at 12% per annum from the due date. The association may file a lien against the property and pursue personal judgment against the owner for unpaid assessments, plus interest, costs, and attorney's fees.
- Common area & gate maintenance: Assessments fund the operation, maintenance, and preservation of the private drive and entrance gate on Windsor Court, as well as related insurance, taxes, and reserves.
