What Glade Parks Dfw Residential Homeowner's's governing documents say
This is a partial document (Solar Policy) for Glade Parks DFW Residential Homeowner's Association, a single-family-home HOA in Euless, TX. It supplements the full Declaration of Covenants, Conditions, and Restrictions (CC&Rs) and focuses solely on rules for installing solar energy devices. The rules bind homeowners and require prior approval from the Architectural Control Committee (ACC).
- Solar energy devices – approval required: You must submit plans to the ACC and get written approval before installing any solar energy device. The ACC will approve within a reasonable time if the plans comply with the Declaration and Texas law, unless the device substantially interferes with neighbors' enjoyment (unless adjacent owners approve in writing).
- Solar energy devices – location & design restrictions: Devices must be placed on the roof (back or side, not visible from the main street or common areas) or within a fenced yard/patio (not above the fence line). Roof-mounted devices must not extend above the roofline, must match the roof slope, and have frames/piping colored to match shingles or be silver/bronze/black. Conduit should be hidden via attic if possible.
- Solar energy devices – installation & compliance: Installation must begin within 30 days of approval and be diligently completed. It must comply with manufacturer instructions, be done by a licensed master electrician, and require permits where needed. Failure to install per the approved plans may require modification or removal at owner's expense.
- What this document doesn't cover: This is only the Solar Policy. The full HOA rules (pets, leasing, parking, assessments, etc.) are in the separate Declaration and other governing documents not included here.
