- Residential use & structures: Each lot is limited to one detached single-family residence and a private garage. No temporary structures (except approved playhouses, dog houses, etc.) are allowed. No subdividing lots without committee approval.

No trucks over 3/4 ton, no vehicles with commercial advertising, and no explosive cargo vehicles are allowed overnight without committee approval. No vehicle may be stored in driveways for over one day (storage defined).
- Landscaping & maintenance: Lawns must be mowed and kept neat; weeds cannot exceed 2 inches. No vegetable gardens visible from public right-of-way. Foundation planting must stay below window bottoms. The committee may enforce maintenance and assess costs if owners fail to comply.
- Fences & walls: Fences and retaining walls require committee approval. They must be at least 6 feet and no more than 8 feet high, constructed of masonry or approved materials, and not extend beyond certain setback lines. Cross-tie walls visible from public right-of-way are prohibited.
- Prohibited uses & activities: No noxious or offensive activities, no exterior spotlighting that creates a nuisance, no oil drilling or mining, no outdoor burning (except fireplaces and outdoor cooking), and no clothes drying visible from public right-of-way. Antennas (except AM/FM/UHF/VHF) are restricted to attics.
