- Fences, walls & signs: Fences, walls, and hedges have height and placement limits; wood fences must have the finish side outward. Only black wrought iron fences (4 ft high) are allowed within 30 ft of common areas. Signs are limited to small 'for sale' signs (max 6 sq ft) and builder signs during construction.
- Landscaping & maintenance: Each lot must have an underground sprinkler system, and landscaping must be completed within 90 days of the main structure being 90% complete. Owners must keep their property in good repair; the HOA can enter and perform maintenance if owners fail to do so after notice.
- Construction timeline: Owners must begin construction within 1 year of closing and complete it within 6 months of beginning. Failure may allow the Declarant or HOA to purchase the lot.
