- Architectural review: No exterior improvements (e.g., buildings, fences, roofs, paint, solar panels, satellite dishes) may be made without prior written approval from the Architectural Control Committee (ACC). - Pets & animals: Dogs, cats, and other household pets are allowed but not for commercial purposes. They must be confined indoors or by fence/leash, and waste must be removed from common areas or other lots. No livestock or poultry are permitted.
- Property maintenance: Owners must keep lots and dwellings in good condition, including landscaping (underground irrigation required), weed control, and trash removal. If the Association performs maintenance due to owner neglect, the owner is liable for costs plus interest and attorney fees, and a lien may be imposed.
- Use restrictions: Lots are for single-family residential use only. No business, trade, or commercial activity is allowed. No noxious, loud, or offensive activity that disturbs neighbors. Holiday decorations may be installed no more than 30 days (60 for Christmas lights) before the holiday and must be removed within 30 days after.
- Common Properties: Common areas (e.g., open spaces, gates) are maintained by the Association. Lot owners have easements for access and utilities. The Association may sell common property with 70% membership approval. Special assessments for common area improvements require membership vote.
