Ashmore is a standard single-family homeowner association (HOA) in Colleyville, TX. You own your lot and house; the association maintains common properties (private open spaces) and enforces uniform rules to preserve property values.
- Residential & single-family use: Each lot is for one detached single-family residence only. Occupancy limited to one family (persons related by blood, marriage, or adoption) or up to two unrelated persons living as a single housekeeping unit. Maximum height 2.5 stories; minimum air-conditioned living area 3,500 sq ft (or 3,150 sq ft with committee approval).
- Architectural review & standards: All exterior construction, alterations, painting, fences, and landscaping must be approved in writing by the Architectural Control Committee before starting. Exterior walls must be at least 80% masonry (brick, stone, stucco with approval). Roof slopes of 10/12 or greater may be required. Plans submitted for review; committee has 30 days to respond.
- Parking & vehicles: No boats, trailers, RVs, or campers may be parked more than 2 consecutive days unless completely concealed from view. No trucks over ¾ ton or vehicles with commercial advertisements may park overnight without approval. Inoperative or derelict vehicles must be stored in a closed garage. - Landscaping & maintenance: Owners must maintain yards with attractive ground cover, keep grass under 2 inches, and edge curbs. Front yard landscaping (including sprinkler system) must be completed within 30 days of certificate of occupancy. No weeds or overgrown vegetation visible from public right-of-way. The association may mow or clean lots at owner's expense after 10 days' notice.
- Assessments: All lot owners pay quarterly assessments set by the Board for common area maintenance, insurance, and services.
