North Timber Creek Estates is a standard single-family home community (30 lots in Block 1) in Briaroaks, TX. This is the Bylaws of the homeowners association, which govern the association's internal operations — not the full set of property use restrictions. The bylaws cover membership, board of directors, meetings, committees, and related governance. Residents should be aware that this document does not contain rules about pets, leasing, parking, or architectural standards; those would be in the Declaration of Covenants, Conditions, and Restrictions (CC&Rs).
- Membership & voting: Two classes of membership: Class A (lot owners, one vote per lot) and Class B (developer, five votes per lot until fewer than 5 lots owned or 3 years pass). Voting is by ballot or voice; proxies allowed for up to 11 months. A member must be in good standing (dues paid, no violations) to vote.
