This is a set of deed restrictions for Saddle Hills Estates, a standard single-family-home subdivision in Johnson County, Texas. It binds all current and future lot owners. The rules govern lot use, building design, and property maintenance—no homeowners association is created; enforcement is by owners or the declarant.
- Architectural review: An Architectural Control Committee must approve all plans for buildings, fences, wells, landscaping, or other exterior changes. The committee has 10 days to act; if it fails to approve or reject, approval is deemed granted.
- Use restrictions: Lots are for residential use only. Only one detached single-family dwelling (max 2 stories) and a private garage for up to two cars are allowed. No business, commercial, oil/gas, or mineral activities are permitted.
- Building requirements: Single-story homes must have at least 1,600 sq ft of ground floor area (excluding porches, garages, etc.); two-story homes must have at least 1,000 sq ft on the ground floor. Exterior walls must be at least 80% masonry.
- Setbacks & floodplain: Minimum front setback is 40 feet; side yards at front setback must be at least 20 feet. Homes in a 100-year floodplain must have finished floor elevation at least 1 foot above the flood elevation. No building or filling in floodways or drainage easements.
- Animals & pets: No more than one horse per acre is allowed. Dogs, cats, and other household pets may be kept, but not for commercial purposes.
- Signs: Only one sign of up to 5 sq ft, advertising the property for sale or rent, is permitted. The declarant may install additional signs during construction and sales.
