- Construction standards: Houses must have at least 1,600 square feet of floor space (excluding porches and garages) and be at least 80% brick, rock, or masonry. No front-opening garages allowed. - Animals: Hogs and chickens are prohibited. No animals may be kept for commercial purposes or as a nuisance to neighbors.
- Structures prohibited as residences: No trailer, mobile home, basement, tent, shack, barn, garage, or outbuilding may be used as a residence, temporarily or permanently. No house may be moved into the subdivision.
- Architectural review: An Architectural Control Committee (initially James L. Henderson and K. R. Shetter) must approve plans and specifications for any building, including location and design harmony. If no approval or disapproval is given within 30 days of submission, and no lawsuit is filed before construction is complete, approval is deemed given.
- Oil, gas, and mining: No oil or gas drilling, mining, quarrying, or related operations are permitted on any lot. No derricks or similar structures are allowed.
- Duration and enforcement: The covenants run for 30 years from the date of recording (1985) and automatically renew for successive 10-year periods unless a majority of lot owners record a modification or release. They may be enforced by any lot owner.
