Saddle Hills Estates, Phase IV, is a single-family home subdivision in Johnson County, Texas, governed by a Declaration of Covenants, Conditions and Restrictions. This document sets rules for property use, construction, and maintenance, and applies to all lot owners.
- Permitted uses & buildings: Lots are for residential use only. Only one detached single-family dwelling per lot, max two stories, plus a private garage for up to 3 cars. No temporary structures as residences. No professional or commercial activity open to the public.
- Minimum floor area & exterior materials: Single-story homes must have at least 1,600 sq ft of ground floor living area (excluding porches, garage, etc.). Homes with multiple stories need at least 1,000 sq ft of ground floor living area. At least 80% of exterior walls must be masonry.
- Setbacks & building location: Minimum front setback is 40 feet from the front lot line; minimum side setback is 20 feet. Houses on sloping lots lower than the road must have finished floor elevated at least 12 inches above uphill grade to prevent drainage issues.
- Architectural review: No building, fence, structure, exterior addition, or landscaping may begin without written approval from a 3-person Architectural Control Committee. If the committee fails to act within 10 days of submission, approval is deemed granted.
- Pets & animals: No more than one horse per acre may be kept. Dogs, cats, and other household pets are allowed but not for commercial breeding or maintenance.
