What Berkley Heights's governing documents say
Berkley Heights is a standard single-family home subdivision. The document is an amendment to the subdivision's restrictive covenants, imposing minimum size and exterior material requirements. These rules apply to homeowners building or modifying residences.
- Minimum home size: Single-story homes must have at least 2,250 air-conditioned square feet. Multi-story homes must have at least 1,750 square feet on the ground floor and 500 square feet on the upper floor. These minimums exclude porches, patios, driveways, carports, and garages. A 10% variance may be granted by the Architectural Control Committee.
- Exterior materials: At least 75% of exterior walls must be brick or stone. Roofs must be wood shingles, clay tile, or approved composition shingles.
- Architectural variance: The Architectural Control Committee may allow a variance of up to 10% from the square footage requirements upon application.
